I'm....terrified. Maybe I'll be excited later.
We ran the numbers. I know it will need a new roof, a new sliding door, and flood insurance (everything in Junction City appears to be in the 100 year flood plain with a few exceptions). It comes with all appliances (although I will probably want to replace the dryer), and it's still comfortably in my price range. Well, as comfortable as buying something that costs more than two years wages can be.
This is the first offer they have on the house, which is neither bank owned nor a foreclosure but is rather underpriced, perhaps. They have specified that this is an As-is sale but they don't expect there to be any major repairs. It is not my dream home (but I couldn't afford that anyway. ;>)); it is a comfortable, modest home. There is a hot tub out back, but whether it works or not I couldn't say. There is also a small pond, a grape arbor, RV parking, and a decent size deck. Eventually, I will want to replace the windows but neither that nor the roof appears to be urgent. The kitchen is decent with a glass top stove and a large side by side refrigerator/freezer. It has a walk in pantry in the kitchen and a walk in linen closet in the hall. The carpeting is fairly new and it has a pretty laminate in the kitchen/dining room. The bedrooms aren't large and neither are the closets but they are a decent size and they'll do.
So...keep the collective fingers crossed. The seller only has until 4:00 tomorrow to respond.
